The meeting of the Board of Directors of the Regency Tower was called to order at 7:00 p.m. by Eileen Bendis, President

Charles Krblich CPA firm has been engaged for the annual audit. The 2017 financial audit is in progress and the annual report will be issued to the Board and Unit Owners in March 2018. At this time, they have completed fieldwork and we will receive a draft of the financial statements within the next few weeks. Upon completion of the audit, they will also prepare and file our tax return.

Key Financial Metrics for January 2018:

  1. Cash on hand as of January 31, 2018

    1. Operating   $447,389

    2. Reserves-Replacement Funds $647,770

  2. The Q1 2018 maintenance has been billed and collected for Q1 2018. We have two accounts arrears more than 90 days. Both accounts have been turned over to our attorney for collection

  3. As determined at the Annual Budget Meeting in December 2017, the reserves are to be partially funded. The reserves for Q1 2018 ($19,769) were transferred to the designated reserve bank accounts in January.

Vote on Approval of Comcast Bulk Contract
- A motion was made by Abe Ben Aviv to approve the Comcast Bulk Contract pending approval from our attorney. The motion was seconded and passed by general consent.

Welcome New Owners.

As you enjoy our beautiful home, I hope you realize how very fortunate we are to be living in this magnificent paradise. Many of you have summer homes in other parts of the world, but know there is nothing like South Florida in the winter. My, arenít we lucky?!

Nasty Owner In order to enjoy the beauty and comfort of the Regency Tower, there are many people involved in making it work: a great manager, accountant, maintenance and security staff and last, but not least, the resident volunteers which include dedicated board members. It is insulting to me that volunteers be slandered, threatened, harassed, or falsely accused by a select few owners.

Those of us on the board and those on the Decorating Design Committee do not deserve this. We will not stand for this divisive behavior any longer. Our legal team will be contacted to deal with anything confrontational--big or small. If you think attorney bills were high last year, wait until you see the expense this year!

As I have said before, since Hurricane Irma, I have seen the light. Thereís way too much hardship and sadness around the world and even right here in Broward County as evidenced last week, to let individuals intimidate.

Thank you for your support and kind words throughout the year. The Regency Tower is home to many families. We will have our ups and downs and not everyone will agree on everything, but please, letís focus on preserving our quality of life and the investment value for all owners.

February 1, 2018 - Now that the holidays are a memory, we need to get down to business on the concrete restoration. A description of the work to be performed and asking the unit owners for decisions, will be delineated on the notice to all unit owners. This notice is expected to be sent to all residents in February 2018.

Robert Marini Plumbing The hot water heater study is now complete. Letters were sent to each unit owner deemed to have a bad water heater requesting that the heater be replaced. We have contacted many plumbers for a deal in replacing many hot water heaters and the Plumber with the best price seems to be Robert Marini Plumbing. Robertís price is $900 and $850 for a 40 and 30-gallon water heater respectively. This price does not include the permit from the City. Please see Christine to schedule a water heater replacement. Another option for water heater replacement, is a tankless water heater, we are investigating this option.

    Please see Christine for a new parking decal that will replace the existing decal and will identify your parking space in the garage. Those of you who park outside also need to register your car and be provided with a decal. If you purchase a new car or change your license plate, notify the office.
  2. There are still many of you that have not replaced the wooden balcony door with an aluminum impact glass door. We are aiming for 100% compliance; please notify Christine in the office of your intention.
  3. Please get familiar with the website. Again, our Concierge Plus website is: 1regencytower.com.
  4. The Annual Meeting will be held in the Rendezvous Room at 7 p.m. on Monday, March 19, 2018
  5. Bingo in the Rendezvous Room at 7 pm on Tuesdays.
  6. Lower Lot Vendor Parking- All unit owners are to remove their vehicles from the Vendor parking area before 9 am, Monday thru Saturday.
  7. Super Bowl will be on the TV in the Rendezvous Room at 6 pm on Sunday February 4th. Bring your own refreshments.

The Exercise room has been enhanced with new set of weights. They range from 5 to 50-pound pairs with a heavy duty 3 tier dumbbell rack.

Comcast - XfinityThe Comcast contract negotiations are just about wrapped up. The next phase will be with the lawyers ironing out the legalese. We are on track to have Blast Internet which is at least 100 Mbps in speed. Each unit owner will have X1 Entertainment Digital Preferred with HD (High Definition) and HBO Service on two outlets (1 X1 HD/DVR, 1 X1 HD Receiver, 1 HD/DTA). The package will also include 3- WiFi Hot Spots for our Common areas. The areas will be in the Lobby/Exercise Room, Game Room and the Pool/Beach patio areas. Comcast will also add a special option for voice (phone service) at $25/month.

The Maintenance Department lead by Charlie Davis is working on the following: monthly A/C Common Area and unit owner maintenance, painting the wood molding on each floor elevator lobby, sprucing up the paint in the three stairwells, maintenance on the pool and surrounding area, setting up the cabanas each day, except the rainy and excessive windy days, plus the normal day to day housekeeping and maintenance.

We are soliciting quotations on installation of new tile in the office. The plan is to install the tile in a weeksí time and have the Office function in the vestibule outside the Office door. The tile for this Office project was purchased during the Lobby remodel.
