April 2, 2018 - We are moving forward on the start date for concrete restoration of the building and balconies. Shortly a notice will be sent to unit owners that will include: a ballot for a decision to keep and recoat the existing railings on the balconies or replace them with new glass railings, if the unit owner would like to keep their existing tile, and if the unit owner would like the contractor to remove their hurricane shutters. Also included with the notice will be:
Photos of the building with existing railings and one with a rendering of the new glass railings.
A picture of the proposed balcony tile. If the unit owner does not opt-out of removing their existing balcony tile, this proposed tile will be installed after waterproofing.
An agreement that protects the Association from liability if the unit owner elects to opt-out for their existing tile

We will have a Town Hall Meeting in the very near future to discuss all aspects of the concrete restoration project. Those present at that meeting will include our engineer, glass railing contractor and representatives from other buildings that have glass railings. You can ask questions to these participants on your concerns.

A new parking decal that replaces the existing decal and will identify your parking space in the garage.
There has been much progress, but many of you have not replaced the wooden balcony door with an aluminum impact glass door. We are aiming for 100% compliance; please notify Christine in the office of your intention.

In an emergency when you call 911, please also call the front desk to alert Security of the emergency. Security can then direct the 911 vehicles to the North parking lot for entering the building via the North entrance next to the elevators.
Use the Service elevator when in bathing attire.
All vehicles should be locked, especially those parked outside.
The final phase of the Comcast Bulk Video/Internet contract is with the lawyers to iron out the legalese. We expect the new contract to go into effect in May 2018. The unit cost for the new Comcast Bulk contract is $86 per month or $258 per quarter.
The Maintenance Department has finished cleaning the grout on the tiled elevator lobby areas. Looks great. Maintenance is now sanding and painting the doors to the trash rooms and the doors that lead to the stairs. Another ongoing project is replacing the 4-foot fluorescent lights in the garage with LED bulbs. This is a money saver and brightens the area.
We have a small leak on the 14th floor in the Storage room. The leak is from the main domestic water line. We will shut down the domestic water for the entire building on Wednesday, April 4th at 10am to 1 pm to repair the domestic water line.

We are experiencing a smell from dog feces that are disposed of in the trash container at the garage level elevator lobby. Please note that there is a trash container located outside the garage gate entrance, at the car wash area, please use this receptacle to dispose of your dog waste.
